What we do

This package provides all the services from inception to completion, and final certification of the built extension – the complete one-stop-shop. It includes all the services as outlined in pack A & B, but with full project management on site from the entire design team.

Contractors work to a negotiated book of rates, reducing the entire process time by up to 2 months. In this package the contractor is part of the design team, the client shall meet the builder at an early stage during the process, his practical knowledge will be encouraged to help provide a better / more cost effective build.

The client will receive full cost control throughout by our quantity surveyor, from initial design to final account. An accurate programme for the works from start to finish shall be given to the client, outlining the key dates in the design and construction stage.

During construction extend will inspect the site every two weeks.

• Our engineers will be on site to check the structure at key points of construction.
• Our architects will visit the site to see that the works are being carried out in accordance with the contract drawings and take on board any design modifications or alterations.
• Our quantity surveyor will visit the site once a month to value the completed works and price any variations / alterations that may occur. The client will be issued with monthly payment certificates, for the release of monies from financial institutions.

On completion the extension will be certified for compliance with building regulations and planning permission. There is also the security of the RIAI Building contract should any issues occur during construction and a defect liability period where a percentage of the cost of the building works is held for 6 months to allow for any faults to be exposed.

This pack suits a variety of different situations:

• If you do not want to get involved or don’t have the time, extend will project manage from start to finish.
• If you want the Security of a full design team and a competent builder.
• As the tendering process has been eliminated from the process, extend can now realistically complete works within a 12 month period.
• We can guarantee workmanship, service and time.
• If the project is difficult / complex, you have the full backup of a full design team to solve the problems, which may arise.
• If the extension or renovation involves a lot of work to an old structure, and you anticipate a lot of changes on site, again you have the back up and experience of a full design team.
